Once you've created your strategy, secured your down payment funds, and identified a property, schedule a consultation with our team to determine how the financing will work. At the end of this consultation, you will know what you need for a down payment and how much of your renovation will be covered by the loan.
Now that you know how your numbers look, you can safely make an offer on your target properties.
Once your offer is accepted, we start the loan process, which includes finalizing purchase contract, ordering appraisal and title, paying application fee, ordering credit, and submitting loan application to lenders.
Once these are received, we remedy any outstanding conditions or clarify anything the lender or title company needs in order to close.
Once all documents are in order we can schedule a closing date
After closing, the renovation work begins. Your first phase of renovation will be paid out of your funds, and once it is complete, the lender sends an inspector out to certify the work is done to standard, then your funds will be replenished by the loan (typically a few business days). This replenishment method will take place until the work is done.
